Who is OfferLedger for?
OfferLedger is built primarily for realtors, with a homebuyer-friendly buyer calculator for people who want a practical estimate before a formal lender or realtor conversation.
Is OfferLedger a lender, title company, MLS, or tax authority?
No. OfferLedger is an estimating and worksheet tool. It does not provide loan approvals, title quotes, settlement statements, appraisals, inspections, MLS access, legal advice, tax advice, or guaranteed closing figures.
Where do mortgage rates come from?
OfferLedger can use public Freddie Mac mortgage-rate data as a market baseline. The app also supports manual rate entry because a borrower-specific lender quote may differ from public survey data.
Can OfferLedger pull property records from an address?
Where public-record data is available through the app's lookup sources, OfferLedger can prefill helpful property details such as property type, square footage, lot size, assessed value, taxable value, or recent sale details. Availability varies by location and data source.
Are taxes and local fees exact?
No. Property taxes, veteran exemptions, recording fees, transfer taxes, closing fees, and county-specific rules can change and may require local verification. OfferLedger labels these numbers as editable estimates and includes source/confidence notes where available.
Does OfferLedger handle VA, FHA, and conventional loans?
OfferLedger includes planning assumptions for conventional, FHA, and VA workflows, including VA funding-fee exemption handling. Final eligibility, rates, funding fees, mortgage insurance, and underwriting decisions must be confirmed with the lender.
Can worksheets be printed or emailed to a client?
Yes. OfferLedger supports client-friendly worksheet summaries that can be printed, emailed, copied, or shared. The summaries include estimate notices and data-source details when available.
Does ESP Software collect client names, addresses, or searches?
No. OfferLedger is designed so worksheet values, client names, property addresses, and searches stay on the user's device unless the user chooses to share or email a summary. ESP Software does not sell app data or include ad/analytics SDKs.
How do subscriptions and purchases work?
OfferLedger uses Apple's StoreKit for optional Pro access. All subscriptions and purchases are processed by Apple. ESP Software does not receive your full payment card details. You can manage or cancel subscriptions through your Apple ID settings.
